Major changes made to plans for what will become Manchester’s tallest skyscraper - as hotel included

Major changes have been made to plans what will become Manchester’s tallest tower - but developers are promising to keep its skyscraper height.

Salboy unveiled plans last year for Viadux 2a, a 76-storey skyscraper with 780 flats, set to be built next to the Manchester Central convention centre. It was going to be the second all-residential tower in a trio. The other two included the already-open 40-storey Viadux 1, and smaller 23-storey Viadux 2b block set to contain 133 affordable homes.

Now, Salboy has changed its plans for Viadux 2a. While it will remain a 76-storey, which would overtake 200 metre-tall Deansgate South Tower as the city’s tallest building by 41m, it’s set to include a hotel. The hotel will replace a previously-proposed retail unit on Albion Street. It means residents and guests alike will share one entrance.

Simon Ismail, Salboy managing director, explained why the change has been made: “Our vision is to create a destination where people can live, visit and enjoy, combining high-quality homes, amenities and vibrant public spaces. The addition of the hotel will not only elevate the development but also support Manchester’s growing tourism and visitor economy.” 

He added: “This mixed-use development will be easily accessible by public transport and ensure that the benefits of the development extend across the city, contributing to Manchester’s ongoing growth and transformation.”

The number of hotel rooms has not yet been confirmed. It’s also unknown if the number of apartments inside Viadux 2a will change. However, the developers have confirmed Viadux 2b, the all-affordable block, will be unaffected by the alterations.

Planned improvements to public realm, including green space on Great Bridgewater Street, will still be made — as will the creation of a public restaurant on the road.
