AM ALPHA has appointed Domis Construction to work on phase two of the Rylands development in Manchester city centre.

The scheme, located in the former Debenhams building on Market Street, will transform the Rylands landmark into a mixed-use development comprising retail, leisure and office space.

Enabling works for the site began in late 2022, with former contractor Russell WBHO completing phase one of the project throughout 2023.

Domis will now take charge of the complete refurbishment plans, which include fully redeveloping the existing building, converting the upper floors into high-quality office space and creating a shopping arcade on the ground floor.

Plans created by developer AM ALPHA, who owns the building, also include a four-storey extension to create an additional 40,000 sq. ft of office space.

Upon completion, Rylands will boast ten floors of high-quality office, retail and leisure space. The project’s anticipated completion date is Spring 2027.

Stephan Schmid, Senior Vice President at AM ALPHA said: “Rylands is a pioneering scheme that, once complete, will set a new precedent for mixed-use schemes in Manchester. Such an ambitious project takes time and is subject to team changes throughout the build process.

Germany-based AM ALPHA is continuing to make a name for itself as a key player in the Manchester property market. Alongside its ambitious plans for Rylands, the developer has recently breathed new life into prime commercial space, 196 Deansgate.

Since acquiring the building last year, AM ALPHA has completed refurbishment works on the Grade II listed property and welcomed several new tenants, including Harley Haddow, Flat Iron and SimpliSafe.
